How to Check if Your Noida/Greater Noida Plot Has Outstanding Dues to the Authority
Unpaid lease premium, transfer charges, or maintenance dues to Noida Authority can block sale and create legal complications. Here's how to check and clear them.
The Hidden Dues Problem in Noida and Greater Noida
In a leasehold plot market like Noida, Greater Noida, and Yamuna Expressway, the Authority is always in the background — and often has a financial claim against your plot that you may not be aware of.
Outstanding dues to the Authority — whether from the original allottee, a previous owner, or accumulated interest — can:
- Block the sale or transfer of your plot
- Create an encumbrance visible in the EC
- Be claimed from you as the current owner even if you didn't create them
- In extreme cases, provide grounds for lease cancellation
Here's how to check and how to clear them.
Types of Dues That Can Accumulate
1. Lease Premium / Allotment Cost
The original allotment of a plot by the Authority was at a premium (allotment price). If this wasn't fully paid at allotment time, the balance — with interest — keeps accumulating.
Common scenario: The original allottee paid 25% and then sold the plot "as is." The new buyer didn't check. The remaining 75% plus years of interest is now a significant liability.
2. Transfer Charges (TM Charges)
Every time a leasehold plot is transferred, the Authority charges a Transfer Memorandum (TM) fee. Transfers done without paying TM charges remain unregistered in Authority records — creating a chain-of-title gap.
3. Maintenance / Development Charges
Some Authority schemes include annual maintenance or development charges. These are minor individually but accumulate with penalty interest over years.
4. Conversion Charges
If you're trying to convert from leasehold to freehold, the conversion charge (10–25% of assessed value) is a major component that must be planned for.
How to Check Your Dues
For Noida Authority Plots
- Visit the official Noida Authority portal: noida.gov.in
- Navigate to "Online Services" → "Dues Calculator" or "Property Services"
- Enter your allotment number or property ID
- The system shows outstanding dues, interest accumulated, and payment history
Alternatively, visit the Noida Authority office (Sector 6 Noida) with:
- Original allotment letter
- Last payment receipt
- Identity proof
For Greater Noida Authority Plots
- Visit greaternoidaauthority.in
- Use the "Property Dues" or "Ledger" section
- Enter your property/allotment number
For YEIDA (Yamuna Expressway) Plots
- Visit yamunaexpresswayauthority.com
- Check the "Online Services" section for dues verification

Clearing Dues: The Process
Once you know the outstanding amount:
- Request a demand letter from the Authority specifying total dues including interest
- Pay via demand draft or NEFT to the Authority's designated bank account (avoid cash)
- Obtain a "No Dues Certificate" (NDC) from the Authority after payment — this is a critical document
- Get the No Dues Certificate reflected in Authority records (ask for their stamp/acknowledgement)
The No Dues Certificate should be part of your permanent property file and shown to any future buyer.
When to Check Dues: Before and After
- Before buying: Always get an Authority dues statement as part of due diligence. Make it a condition that seller provides an NDC from the Authority before closing.
- Before selling: Get an updated NDC (not older than 3 months) to show buyers.
- Annually: Even if you're holding and not transacting, verify there are no new charges.
- Before applying for a home loan: Banks require current NDC for loans against Authority-allotted plots.
